Bentinck St, Ballina

For this project I was engaged by an experienced local developer, who was looking to add value to two small, adjoining lots in central Ballina. Much of the Briefing period was spent in feasibility studies, establishing the optimum building type and number of dwellings. Two free-standing residence were selected for ease of construction and eventual on-sale.

Working with the client’s preferred building materials, my focus was on ensuring both residences had good access to north light, cross ventilation and quality outdoor spaces. Flood planning regulations set the new floor level well above the existing street, which meant ensuring privacy for the occupants became a major driver in the design. This was achieved through a layering of walls and screens, which still allow light and breezes into the interior.

The resulting design was skilfully built by Todd Knaus Constructions and won the Best Medium Density Dual Occupancy in the Master Builders Association Northern Rivers Building Industry Awards 2013.
